We have a conversation to get to know each other and to build trust typically over a Zoom call. I will give you a presentation on Multifamily Math.
MATCH
After a property is identified, we make an offer. When the offer is accepted, we put the deal information together. We schedule a Zoom call with you to go over the deal
INVEST
If you decide it works for you, we will send you the Private Placement Memorandum and the Subscription Agreement for your review and signatures.
After they are signed, I have you wire the capital to an escrow account so we can close the purchase on the investment property.
WORK
After closing, we begin by reducing operating expenses, determining which value-add activities to pursue, scheduling them, and hiring a property manager if the prior owner's property manager will not continue. Work with the property manager to work on improving occupancy
PAID
After the property stabilizes following the ownership change, we begin distributing your share of the property's monthly cash flow to you.
